For some it it is difficult to make the right decision when it comes to selling and buying a property in Spain. And in our case the Costa Blanca North. There are so many estate agents, the system is different and there is the language barrier. In this blog we would like to take a closer look at listing your real estate with Orange Villas in Moraira.

Orange Villas is one of the most respected real estate agencies in Moraira area. We have over 20 years of experience, so we know what we are talking about. You own a plot or a house and you want to put it on the market. So, what are the possibilities?


1. I do it all myself

This is an obvious possibility which actually only has a financial benefit. It is true that you are saving the commission to be paid. But doing everything yourself is a heavy, risky and confusing job. Especially for those who do not have enough knowledge and experience.


2. I list my house with as many real estate agents as possible

This is understandable, but unfortunately not a very good idea. In Spain it is possible to offer your property for sale with an unlimited number of estate agents. That seems attractive at first sight. "You can see my house everywhere". But the reality is different. With so-called "overexposure", the market gets tired. It is "Too much". If your house is 10 times on Kyero with different agents, a potential client will get questions. Why is this house for sale everywhere? I am sure they won't get it sold! What is wrong with this house? Or it is too expensive? That house again? I've seen it so many times! Potential buyers can become irritated and even withdraw. Worst case is when your house has different prices in the same portal. The client loses its trust.

You also have to ask yourself the following question. Does an estate agent work harder for a house that is for sale at dozens of other estate agents? It is humane for the agent to focus more on the so-called exclusive objects. 


3. I choose one estate agent 

In the real estate world we call this "exclusive". You choose a real estate agent yourself and only sell your home or plot with this agent. Depending on the agency you will get certain advantages. But, these may vary from agency to agency. Bottomline is that you can expect a much better service. 


Orange Villas & Exclusivity

Like all other estate agents in the region, we offer the concept of "exclusivity". But how does that work? At Orange Villas Moraira you enter into an exclusivity contract for at least 4 months. Thereafter you can extend the exclusivity or cancel it without obligation. 

Orange Villas is a member of the fast-growing organisation MLS:03724. MLS stands for Multiple Listing Service and 03724 is the postal code of Moraira. Only reliable and reputable estate agents enter this umbrella organisation. All members must adhere to a code of conduct. The region covers more than Moraira. Agents of Benitachell and Benissa are also affiliated. 

Exclusive properties end up on the site of MLS:03724. This enlarges the publicity of your real estate enormously. Because ALL affiliated MLS members publish your property on their websites.

So how does it work with the commission? A logical question with a clear answer.

If we sell your property in co-operation with an agent of MLS:03724 the commission is 5%. But if the buyer is a direct customer of Orange Villas you pay 4% commission.


What does Orange Villas do EXTRA in case of an exclusivity contract?

If you list your property exclusively with Orange Villas you can expect the following:

1. You will receive an energy certificate and a floor plan of the property*. Or you can opt for a free Home-Staging advice of up to 1 hour.

Having an energy certificate is mandatory at the time you want to sell your property. The notary must have this certificate before or during the transfer of the property.

A floor plan of the home is an extra tool for marketing your home. Many clients like to be able to see the layout of the house on a plan. In this way they get a better picture of the house and that helps them to make the buying decision.

Of course, it may also be the case that you already have an energy certificate and floor plans. In that case we offer you the possibility to make use of a 1 hour (max) of Home Staging. During this hour you will receive hints and tips on how to improve your home to facilitate a quick sale. Think about tips re colours, the amount of furniture, decoration etc. 

After this advice you decide whether you want to put the tips into practice or not.

* In case of cancellation of the exclusivity, you will have to pay these costs yourself.


2. A drone photo by a professional photographer

Drone photographs are more and more used in the promotion of real estate. These photos often give a good picture of the location, plot and house. So again, an extra tool to better market your house.


3. Up to 35 photos on the website of Orange Villas

For non-exclusive homes, we limit the number of photos between 15 and 20. A professional photographer will come to your property to shoot. He will take more photos than 35. We keep non-published photographs in our archives. In case of requests from interested clients, we send them as extra information.


4. "For Sale" sign

If you give your property exclusively to Orange Villas, you can get a "for sale" sign attached to the property. Orange Villas provides this sign. This marketing tool is interesting if there is a lot of movement on the location of the property.


5. Shop window of Orange Villas

We have limited space in our shop window. It is clear that we cannot offer our entire database of houses there. An exclusive home gets priority to be in the shop window. This is interesting. Our office is in a location where many pedestrians pass by. And many stop to see which houses are promoted in the shop window. If there are more exclusive properties than available space, a rotation system will be in place.


6. Label "exclusive" on the website

On our website we can attach certain tags to an object. For example, you can think of sea view, close to village etc. We also have the label "exclusive". A helpful tool for the potential buyer. After all, he knows that he will not come across these properties at any other estate agent.


7. Detailed description on the website

In principle, we strive to give our exclusive homes a different description. More detailed and extensive. You yourself have an important role in this. You know the house best. So please tell us something about the history of the house or any special features. We can use this kind of information to create a unique and honest description.


8. Guaranteed attention on Social Media

Orange Villas is active on the Social Media pages Facebook and Instagram. For us, Instagram is a photo gallery with the label "anything and everything". So not only houses, but also pictures of the surroundings etc. 

On Facebook we have recently started posting short videos of the objects. These videos are also shared on other relevant Facebook pages. This can have a kind of snowball effect. Our exclusive houses get 100% guaranteed exposure on both Facebook and Instagram.

For exclusive houses it is possible to organize an Open House. This can be for our colleagues of the MLS:03724 real estate agencies or interested clients. An option to consider. An estate agent can sell a property better when he has actually been there. An Open House for our partners increases your chances of selling. 


10. Publication on portals like Kyero etc. 

Portals such as Kyero and Idealista are indispensable in today's real estate market. Through these sites you reach a huge group of targeted people. Exclusive properties are published on these portals (unless you wish otherwise).
